UK landlord regulations have grown significantly more complex. Staying compliant protects your tenants, your investment, and keeps you on the right side of the law.
Gas safety
Every property with gas appliances requires an annual Gas Safety Certificate from a Gas Safe registered engineer. It must be provided to tenants within 28 days and to new tenants before move-in.
Electrical safety
An Electrical Installation Condition Report (EICR) is required every five years for all privately rented properties in England. Any remedial work must be completed within 28 days of the inspection.
Energy Performance Certificate
An EPC rated E or above is required before a property can be let. The government has proposed raising the minimum to C by 2028, so landlords with lower-rated properties should start planning upgrades now.
Rent Smart Wales
If you own rental property in Wales, you must be registered with Rent Smart Wales and any agent you use must be licensed. Failure to register can result in fines and restrictions on eviction procedures.
Deposit protection
Any deposit taken from a tenant must be protected in a government-approved scheme within 30 days. Failure to protect a deposit means you cannot serve a Section 21 and can face penalties of up to three times the deposit amount.
